ach of our four newly renovated and decorated guest rooms has TV, air conditioning, mini-fridge, and new bedding, pillows and mattress. Two of our guest rooms feature private four-piece bathrooms, and two guest rooms share a four-piece bath.. Although each room is air-conditioned and heated, windows can be opened for fresh air. All of our rooms have High Speed Internet access, and the entire house including the garden area has access to Wi-Fi (Free).. Our guests also enjoy daily complimentary tea and coffee 24/7 in the B and B kitchen and all are welcome to enjoy the restful garden. Twenty-four hour public transit (TTC) is close at hand, as are several car rental agencies. 312 Seaton is a short taxi ride from Union Station (VIA Rail), Toronto Island Airport, and designated drop-off points for bus service from Toronto’s Pearson International Airport. Your hosts serve a full and delicious home-cooked breakfast on fine china each and every day with a linen service on weekends. | A variety of business related services such as photocopying, faxing and use of a computer are available at a nominal fee. 312 Seaton is also ideal for hosting small business meetings or parties. Up to 12 people can be accommodated comfortably for a business meeting, more for parties. Catering for your meeting or party can also be arranged. |

Now guests at 312 Seaton can start their day with an energizing morning yoga class that soothes the mind and strengthens the body – all within the comfort and convenience of 312 Seaton! Accredited yoga instructor Laurie Davies leads morning yoga classes in the dining room after breakfast. Our dining room has a hardwood floor and yoga mats are provided. Guests can choose from Hatha, Vinyasa or Restorative yoga – and Laurie can modify her class depending on your need, interest and ability! Quick facts about our yoga classes -

| Guests are welcome to enjoy our pets during their stay, however we are unable to accept guests’ pets. We are very sad to inform our returning guests that our wonderful dog “Joyoh” has now passed. Feel free to click on the pictures to see a larger version. Joyoh: Below as a puppy, a hostess, a deep thinker, and a snow junkie. She will be missed by so many.     |
